Greetings: I work in some counties that are heterogenous geographically. Specifically, they have flat rangeland areas and hilly, treed areas. The market value of properties in hilly, treed areas are 2-4X values in the flat areas. So I used the polygon tool to do separate analyses in each zone. After doing so I realized that the comps, and therefore the pricing, were identical between the 2 searches in completely different areas with no overlap. It looked like the comps were pulled for the entire county for both searches. I just started using PRYDC for I am probably missing something but can you explain this. Also, how do I generate offer amounts within a geographically defined area? Am I only able to do this with the Geo pricing tool?
Thanks in advance.
Where exactly is the polygon feature?
Guys, I just realized that rogersbilly asked pretty much the same question earlier. Now I understand that comps are not referenced by my polygon. I will review your geo pricing procedures and get back to you if I have questions about that. Thank you.
