I've noticed that some of my values on residential lots are being driven up by nearby commercial comps from Lands of America and Realtor. Is there a way to filter out commercial comps when doing pricing and comp reports? In this case, the residential parcel was geo adjusted +228%. Nearly all the comps in the comp report were either commercial properties and one with a house on it. Going forward, I'll scrutinize lists more with a drastic geo adjustment. Is there something that can prevent this in the first place?
