I am running a search for Mohave County, AZ and there are 46,307 total DataTree Owner Records which I broke down into 158 increment groups. Then I download increment groups 1-56 which was like 950 results.
Next, I downloaded increment groups 57-100 which were about 5000 results. The total I was trying to download was about 6000 results.
But when I combined and opened the files, there are only 3800 results after removing duplicate addresses.
I noticed that I have 1485 free records to download, so I'm guessing this is all factored in but is this normal?
And on a related note, what is the best way to avoid possibly downloading duplicates in the first place?

When you say that removing Church and Government, "This will typically remove a good portion of the records as well," it's accurately removing those right? I mean, DataTree isn't just guessing or something and accidentally removing non-churches or non-government, right?
Also, I noticed that a few of them do tend to get through. Might this be because DataTree categorized them inaccurately? Or does this happen because of some other reason?

The % removal of records is going to really depend on the scrub filters you've selected, as well as the concentration of duplicate owners, which can vary drastically from state to state. I would say that 25% is pretty normal if you are also choosing to remove duplicates. The good thing is that those duplicates are credited back to you, so you are not losing money on that difference!
I see from the Mohave County export that you've selected to remove Church and Government owners. This will typically remove a good portion of the records as well. You can always go to your Scrubbed Out file (inside of the Admin folder of your export) and scroll to the far right column to see why each record was removed. This can give you an idea of which scrub filter had the greatest impact on your data.
Unfortunately there is no best way to avoid the duplicates. Given how DataTree provides us with the data in real time, it's impossible for us to know how many properties will have a duplicate owner until after the export. I apologize for the inconvenience.
