Hi there! The dark and light areas can mean different things based on the heat map you’re looking at and the filters you’re using. Is your question based on one heat map in particular (i.e. sold to for sale, parcels on market, coefficient of variation)? No worries at all! On our sold to for sale map, the darker areas will show you counties that have a greater ratio between sold comps and for sale comps and the lighter areas will show you the opposite. If you hover over any county in particular, the map will display that counties specific ratio as well.To create all of the ratios across the country, we are dividing the sold comps by the for sale comps of each county in our database and is meant to help serve as one method to gauge supply and demand. It’s not necessarily competition based although there can be many interpretations of the data!Please let us know if this helps or if you have any additional questions!
