We probably need to learn more about how it would work for our businesses. The DT webinar I attended seemed to have been primarily intended for consumption by lenders; it did not address the utility of the service for the investor. My post webinar contact with a DT Tax Source Report representative yielded only a generalized response that she believed it would be useful data for us and that I should have access to the service by virtue of my LA membership. LA's support team informed me by email that they have not yet enabled member access, and they did not provide a timeline for doing that.
That's certainly interesting. We've run into a few situations where that report would be useful, but we agree that understanding the full value of it's utility to this business is important. Please keep us informed on what you find as you explore those resources!
The above response from Data Tree seems to be at odds with the current promotion of their updated tax product: Tax Source Report. I recently sat in on a DT webinar about this product and found this thread because I was looking to see if any PRYCD users had already inquired about its availability through PRYCD.
That's a good question Gary! It's possible the original statement is conflicting with their original response (it's about 10 months stale). We plan to add Tax Source Reporting information through our Comp Reporting tool sometime in the future. It's on our list of features to be added! We would also be curious how many people would be interested in adding that feature though.
I would like to see it and use it because even if the info is old, it shows which property owners may be in situations that they need to sell. I know it's not 100% but it's also just an "option" to use it, just like any other search criteria.
Great question! The delinquent tax search criteria is actually something we have implemented and ready to go on our end, however the feature is currently hidden. After talking with DataTree, it appears they currently have limited coverage of this field, so most of the time when you search either yes or no, it returns little to no records.
Below is a note we received from DataTree:
"The filter is far from perfect as the supporting data is not as comprehensive as we all would like. A “yes” indication in the filter will not necessarily mean a property is currently delinquent on its taxes. The tax data powering the filter is generally updated only once or twice a year, which allows owners plenty of time to make their tax payment before another update is posted. Likewise, a “no” is not a for-sure indication of currency. We need to take this filter with a grain of salt. Hopefully, as our new tax data infrastructure continues to be enhanced, it will be to a level that we can redirect the filter to use that data instead of the legacy tax data the Delinquency filter was built on."
Knowing this new information and the current state of the tax delinquent filter, we're curious if you and others still see value in adding it in its current feature? We've decided to keep this feature hidden for now to avoid any confusion, but please let us know otherwise!
