Flood Zone & Wetland Analysis

How It Works

Our analysis tool looks at the flood zone and wetland locations relative to the property's boundary to determine what percent of the property resides within those zones.

How is a Property Filtered?

Any property with a flood zone or wetland percentage greater than the specified target will be filtered out. The default maximum percentage is 50%, but we allow you to input any value you'd like as the maximum. If it cannot be determine whether a property is within a flood zone or wetland, either from no data available or an issue during comparison, it will still be included in your list.

What is considered a Flood Zone?

Flood Zones are defined and determined by FEMA. Within PRYCD, we determine the property to be within a flood zone if the zone is considered a Special Flood Hazard Area (SFHA). To learn more about the different flood zones, please visit FEMA's website.

What is considered a Wetland?

Wetlands, unlike flood zones, are defined by various agencies. In the United States, they are primarily defined by the U.S Fish & Wildlife Service (FWS), the Environmental Protection Agency (EPA) and the US Army Corps of Engineers. Within PRYCD, we utilize the Cowardin Classification System to define what a wetland is. To learn more about the different wetlands, please visit the FWS website.
